I’ve spent the last year working with a top notch team to build my dream studio in Lakewood, CO. My fiancé and I bought a total scraper and essentially gutted the whole thing to build out my space and three additional artist studios. Our vision for this collection of studios was to create high-end work/show space for creatives, which we have just about completed. I will be moving my painting practice to my studio in February - a space that my assistants and I will use for all of my creative work and for hosting intermittent events including things like private showings of my own paintings, artist dinners, and potentially quarterly first Friday open studios that include the other artist tenants. It’s gorgeous and I cannot wait to spread my painterly wings here. 

The 3 additional artist studios will be available to rent sometime between Jan. 15 and Feb. 1, 2021 and we are now looking for tenants! I am looking for artists who have independent practices, but want to be part of a community of creatives who are interactive, conscientious, and supportive of each other, and may put on occasional events together. I’m really looking forward to building a thriving creative hub here with you! See below for details and application instructions. 

 
 

Artist Studios for Rent

Each studio has:

  1. Brand new plumbing, electricity, HVAC, lighting, drywall, framing, insulation, paint… these spaces are completely rebuilt

  2. 400 sq foot artist studio space

  3. Additional 80sq foot room for storage or office space in two studios, 40sq foot in third

  4. Vaulted cieling (15 - 18 feet depending on space)

  5. Separate entrance to building exterior (covid-friendly! )

  6. Private bathroom

  7. Utility sink

  8. Gallery track lighting and can lighting (these spaces also get fabulous natural light)

  9. Heating and cooling separately controlled per studio

  10. Skylights

  11. Loft with storage space

  12. Double-paned Anderson windows

  13. Sound insulation between studios

  14. Small outdoor area with awning

  15. Wifi and utilities included



Property features:

  1. Exterior camera surveillance system - you can add your own interior security if desired

  2. Parking for all tenants + additional parking for guests

  3. ADA bathroom accessible to all tenants / guests

  4. Recycling and garbage dumpsters

What we are looking for in an artist tenant

  • You want to be part of a community of creatives who are interactive, conscientious, and supportive of each other, and may put on occasional events together (eg. open studios for an occasional First Friday)

  • You use this studio as work space only, AKA no live-in

  • You produce some sort of creative work out of this space. Painter? Poet? Photographer? Jewelry maker? Ceramicist? Weaver? Illustrator? Something awesome I don’t even know about? Thumbs up!

  • Your creative process is not extremely destructive. These are nice spaces and we want them to be used as studios, but we don’t want them to be destroyed. Eg. No large metal-working that requires massive power tools and sprays hot metal particles all over the walls, a huge kiln that could light the whole place on fire, anything that produces large amounts of toxic fumes, a painting practice that requires you to splatter paint all over the walls… you get the drift.

  • Reliable and timely rent payer

  • You will need to have general liability insurance by the time you sign the lease

Rental Terms

  • Ready for move-in between Jan. 15 - Feb. 1 2021

  • $1200/month per studio, utilities and wifi included (may do consumption-based utility charging if tenant’s creative practice is uniquely energy or water-intensive)

  • $1200 security deposit

  • Annual lease
